Al Mouj is a waterfront-first community: a marina, roughly 6km of beach, and a location built around sea access and views. Muscat Hills takes the opposite approach — a golf community built around elevation, fairways, and a quieter, more private setting away from the coastline. Al Mouj has grown a genuinely mixed-use identity — two hotels, a marina boardwalk with the community's strongest dining concentration, a retail center with a hypermarket and pharmacy, and a golf course alongside the waterfront draw. It also attracts a large volume of visitors and tourists, which brings energy but also more transient traffic through the community. Muscat Hills leans more residential and low-key by comparison, built primarily around the golf course and a quieter day-to-day pace, with less of the retail and hospitality density Al Mouj has developed.
