Oman's Golden Visa: How Property Investment Gets You Residency

Buying property in Oman doesn't just get you a home or an investment — above a set threshold, it also opens a path to long-term residency. Oman relaunched its Golden Visa program in August 2025 with an updated two-tier framework, replacing the earlier structure. Here's how it currently works.
The Two Tiers
- 5-year renewable residency — available to investors who purchase real estate in Oman worth OMR 250,000 or more.
- 10-year renewable residency — available at a higher investment level, OMR 500,000 or more.
Both tiers are renewable, and both extend to a spouse and children under the same permit — a meaningful difference from residency programs that only cover the primary applicant. Program details and thresholds are set by Omani authorities and have already changed once (in the August 2025 relaunch), so always confirm the exact current requirements before making an investment decision based on residency eligibility.
Why This Matters Beyond the Visa Itself
A residency permit tied to property ownership gives a foreign buyer something a tourist visa or short-term work permit doesn't: the ability to live in Oman on your own terms, tied to an asset you control rather than an employer-sponsored status that ends if the job does. - Complete the property purchase and hold registered title (or the equivalent usufruct registration) meeting the investment threshold.
- Submit a residency application with proof of the qualifying investment.
- Include dependents (spouse and children) in the same application if desired.
- Renew before expiry to maintain continuous residency status.
